Guests have access to the whole house minus the garage. Features: - Keyless entry with door code upon arrival. - Free Internet Wi-Fi. - Family Room: Netflix, ethernet cables. - Kitchen: Coffee maker, K-cup coffee machine, toaster, oven, microwave, fridge, dishwasher, cookware, dishes, glassware, utensils, oil, salts, and peppers. - Bathroom: Bathtub and stand-in shower, hair dryer, shampoo/conditioner, soap. - Laundry room: washer, dryer, iron, iron board, laundry detergent and softener. -We may have linens in the washer. We apologize. We can't wait for them to finish the cycle as we finish cleaning the house early. Sorry for the inconvenience. - Two parking spaces on the driveway and ample free street parking Check-in: 5 pm. Check-out: 11 am.

The house features 4 bedrooms, including 3 queen beds and 1 king bed, and 2 full bathrooms equipped with everything needed for a fantastic stay. The large, open-plan kitchen is fully equipped with top-of-the-line stainless-steel appliances, including a microwave, range, and dishwasher, perfect for preparing meals. Dine in the dining room (seats 4), the expansive sunroom dining table (seats 6), or on the patio (seats 6) for meals or leisurely drinks. The living area boasts a cozy sofa bed and a 65" UHD SMART 4K TV with Netflix and other apps for quality entertainment with loved ones. The house features seamless, modern vinyl wood flooring throughout and is step-free. Bathrooms are updated with glossy Calacatta marble ceramic tiles, LED lighting, and new fixtures. The spacious master bedroom includes a large king bed, desk, chair, personal HVAC, and a couch, comfortably accommodating 4 guests. Enjoy the serene neighborhood, ideal for safe strolls, with numerous retail and dining options close by. We’re also near the American River with access to kayak and bike rentals. Other Details to Note

- Please use the dining room for eating; abstain from eating and drinking in bed. - Please take care of the house and treat the furniture and amenities with respect. - Please try to utilize the parking spaces in front of my house. - No parties allowed. - We don't allow visitors from our guest for security reasons - No smoke inside of the property (if guest smoke inside we will charge a fee). - No drugs inside of the property (medical cannabis neither). - Locals must contact us before booking. - We have cameras at the front door and backyard for security reasons. - Washer & Dryer only available for 3+ days stay as our Garage is closed for storage. - Pets are allowed with a pet fee. Please note that the pet fee covers standard pet accommodation only. Additional cleaning fees may apply if excessive dirt, pet hair, stains, odors, or other pet-related messes require extra cleaning beyond a standard turnover. Additional rental agreement required for 29+ night stays 30 days stay or more: We require a refundable security deposit proportional to the first month’s rent, due at the time of booking confirmation. The security deposit will be fully refunded at the end of your stay, provided no damages or violations of house rules occur. Please note that we respond to all inquiries between 8 AM to 10 PM (PST); messages after will be attended the next day. Thanks for understanding. We have a professional pest control service every month. Our home is rural and surrounded by beautiful natural trees so on occasion, and despite our best efforts, a stray bug, roaches, spider, or other nature-loving creature may wander inside. This also happens during summer due to extremely hot and dry weather. Upon booking, guests accept this possibility and uncontrollable situation. 🌿 Yard Maintenance Notice: Our gardener may periodically stop by to maintain the front and back yards. All work is done outdoors only, and no indoor access is needed. If maintenance is needed during your stay, we kindly ask guests to be respectful while the gardener is working.
